1.	Neral -Karjat  is recently added to the MMRDA plan giving a huge boost to infrastructure and connectivity by expansion of State Highways and road network is underway.
2.	It  has been declared a Green residential zone (G1, G2 zone) making it a pollution free area.
3.	The Karjat- Neral- Matheran area is nature at its best – picturesque with mountains all around. The winding roads lead you through hills, rivers and waterfalls amidst lush greenery
4.	Current distance to Site from Mumbai is 110 km, Panvel 45 km, Pune 120 km and  Matheran is 10 km
5.	New Roads under development and future planning is set to reduce the distance from Mumbai substantially and reduce the travel time to less than a hour. A) A new state highway from Panvel through the Matheran hills to Neral - via Bheemashankar mountains to Chakan is currently underway (about 60 % complete) reducing the travel from Panvel to Karjat by 21 kms (Currently 42 kms). B) The state highway between Karjat and Murbad (via Kashele) is being widened to a 4 lane highway. C) The proposed Trans-harbour link between Sevri and Nhava Shiva (near Panvel) will reduce the distance by 20kms. Alternately The proposed extension of the Mumbai Pune expressway till Sion via the Palm beach area will reduce the distance and the travel time substantially.
6.	The film industry is moving to Karjat with large productions houses like N.D. studios & many more are acquiring huge tracts of land to set up their film studios.
7.	The nearby region in Raigad District has attracted many foreign investments due to Special Economic Zone (SEZ) by Reliance and Logistics development due to proximity of JNPT Port. This has resulted in huge property appreciation as it is developing THIRD MUMBAi.
8.	The state has appointed the planning agency as special development authority for the radius of 25 KM around the international airport. The 600 sq km area comprises 270 villages in 6 talukas in a development that can give boost to areas surrounding the proposed Navi Mumbai International Airport, the state government has appointed the CIDCO as special planning authority for the Navi Mumbai International Airport Influence Notified Area (NAINA).
9.	According to Minister of Environment and Forests Notification Proposal for notifying Matheran and surrounding region as an Eco sensitive zone and imposing restriction on industries, operations, processes and other developmental activities in the region which have detrimental effect on the environment (ESZ).
